A coating almost never fails everywhere at once. It fails at a south-west corner, along one sill, at the base of a pergola post — small, specific places where the exposure is worst. Caught early, those are an afternoon’s work. Left for three years, they are the reason the whole elevation needs stripping back.
A maintenance plan is simply a scheduled visit each year at an agreed price: we inspect, we photograph, we fix what is small, and we tell you honestly what is coming. It suits owners who are not in Spain most of the year and cannot see the property deteriorating, and it suits rental owners who need the place presentable continuously rather than in a fortnight of disruption.

Common questions
What does a maintenance plan cost?
It is a fixed annual figure, set after a first inspection, and it depends on the size of the property, how exposed it is and how much exterior timber there is. You get the figure in writing before you commit, and it does not change mid-year.
What if you find something major?
You get a written report with photographs and a separate quote for the remedial work. Nothing beyond the agreed scope is ever carried out without your approval, and there is no obligation to have us do it.
Do we need to be there for the visit?
No. Most of our plan clients are not in Spain when we visit. We arrange access with you or your key-holder, and the report and photographs come to you by email afterwards.
Can we cancel?
Yes. Plans run a year at a time and there is no long tie-in. If the property is sold, the plan can be transferred to the new owner or simply stopped.
